Punta Canoas. Excellence Village, Colombia, 2015

The land where the urban Master Plan project "The Golden Age - Village d'Excellence", includes the construction of 550 houses. A preliminarily observing of the terrain and the topography of the area permit to recognize clear morphological differences from one area to another. These differences between areas allow us to propose different types of architecture in the buildings, which are adapted to the natural terrain, its topography and also rescues the natural landscape of the land.

This project is developed in a time of radical transformation, to achieve excellence, and to respond to the needs and wishes of people in our time. A concept of happiness linked to a close and respectful relationship with nature after understanding what is essential in life. The good weather of the Caribbean, the Cultural offer of Cartagena, the setting of protected nature, the quality of the architecture, the implementation of dynamic cultural programs, health and fitness, make this place a desirable destination. We have designed different types of housing, with variation in m2 building.




Colonial Patio – Houses: 25 units
The reference for this kind of Village will be the Spanish settlements in the Caribbean and Mexico. The Spanish Colonial style is characterized by the classical planning system, that allows to create the structure to occupying an empty plot area. Along the two main perpendicular axis the public functions are located. From these axis derives a secondary net, where the residential units (houses yard) take place.

The house, called “board house”, typically has two-story, the houses included cooling porches to accommodate the Caribbean climate. In further architectural development of the project, we propose to develop this architectural type - COLONIAL-PATIO VILLAGE - into a contemporary architectural linguistic and spatial code.




Terrace Houses: 150 units
This model starts from the conditioning of the natural topography in order to be able to cultivate the land and inhabit.

The terraced houses fit the gap with the minimum constructive effort. The streets follow the topographical lines and the perpendicular stairs climbing in between the house allow to reach the top.
In further architectural development of the project, we propose to develop this architectural type - Terrace Houses – into a contemporary architectural linguistic and spatial code.




Isolated Houses in the Forest: 30 units.
This model connects with these idyllic permanent dream of humans to “go back to nature” the first home.
“The hut in the forest” recovering the primitive and pure way of living with nature. Houses that go into the forest and plant blend in with the environment. Living organisms, tree houses, which grow as living beings and allow the lives settle and pose in them.

In further architectural development of the project, we propose to develop this architectural type - Isolated Houses in the Forest  - into a contemporary architectural linguistic and spatial code.




Seafront Houses: 30 units
This model is based on the desire of “looking forward to the sea”, to the horizont. The human body exposed to the sun and to the wind. Relax and contemplation.

In further architectural development of the project, we propose to develop this architectural type - Isolated Seafront Houses - into a contemporary architectural linguistic and spatial code.




Garden Houses: 150 units
Construction suburban street in which governs the subdivision based on perpendicular plots. The relative position of the houses, with similar volumetric but a variable formal response, resulting in a front garden and a different dimension after conferring dynamism and variety to urban - space garden city. This typology is supporting a more natural relationship with sport, since it is part of their tradition and idiosyncrasy, and manages to integrate these programs into the landscaping project.

Chinese Courtyard Houses: 150 units
The inspiration for this area comes from the aesthetic derived from Taoism, Zen Buddhism. The idea is that a space’s true beauty is the empty space within a roof and walls.“Aesthetic ideal of Emptyness”, believing that the mood should be captured in the imagination, and not so heavily dictaded by what is physically present. In the middle of this empty space the gardens. Space for peace and meditation.

In further architectural development of the project, we propose to develop this architectural type- Chinese Courtyard Houses - into a contemporary architectural linguistic and spatial code.




Signorili Villas: 15 units
These will be one of the more expensive and exclusive areas. The plots are big and the relation with the Marina privileged. The access to that area is quite restricted and they have their own club and services. They have direct access from the see and private access to the houses from the marina.

In further architectural development of the project, we propose to develop this architectural type- Signorili Villas – into a contemporary architectural linguistic and spatial code.




Hotels: Builded sqm surface 12500
We propose two types of Hotel accommodation:
1.An area exclusively dedicated to hotels, to meet the large demand for temporary accommodation.
2. An integrated and adapted to the topography and terrain with minimal visual impact and minimal ecological footprint building arises. It will be designed based on criteria of sufficiency and sustainability.

The complex comprises:

In each district a smaller dimension hotels adapted to the morphological characteristics of the area will be inserted.

General Services
The project will develop the construction of a service centre area:
  • The used water is treated and prepared to be used again.
  • The solid waste will be treated and recycled.
  • The electricity is distributed.
  • Green Point will be managed.

The service building will have a big park area where all the non electrical vehicles must be parked during the owner staying, and electrical vehicles will be recharged and maintained. A centralized charging dock will be responsible for 100% of the goods that the Village will receive. From this point will be internally distributed through own resources. The mail and courier services will be adequately distributed through the Village, in order to make this service available to all the people.
